iiProperty is a great resource. I use it to manage leases, rent collection and advertising for 15 rental units. Intuitive interface makes the process efficient and it is truly a time and $$ saver for the part-time property manager.

Until iiProperty.com came along, I used a spreadsheet to manage my income and expenses for 7 units that I own and manage. It worked, but it wasn't pretty. I love iiProperty because it's so easy to enter in my inc/exp info, and I automatically get cashflow and tax reports. It's great!
